Spring is here…crops are being planted and mother nature, so far, seems to be cooperating. We’re hoping this year brings you excellent yields! Although our team normally prefers in person interactions, we are all setup and getting pretty good at working remotely in order to keep everyone safe. What is the price of land going to do? I am asked this question daily by Buyers and Sellers. I have to say I am impressed with the amount of optimism in the community. My guess is that we are still in a very strong market, even though commodities have taken a hit and this virus and politics are creating trade tensions around the world. I see the biggest positive factor still being interest rates which are at an all-time low. This has the effect of making property affordable from a cash flow perspective and I do not see this changing in the near future. A significant increase of even two or three percent would push most economies into a death spiral as households, farmers and business’s cannot afford higher interest costs. This is not to say that there may be a pause in upward pressure on prices because of less income being generated across the agricultural sector, and the large amount of land purchased over the last number of years. But I expect once we see the other side of this pandemic, land values will continue to be stable and continue its long term upward trend.
